  • Establish and review budget
  • Preliminary assessment of building site to accommodate client's program
  • Develop direction / Precedent Studies
  • Review applicable By-Laws
  • Assess rough square footage and building footprint
  • Develop program in consultation with client
  • Acquire site survey by BC Land Surveyor, required for Building Permit
  • Carry out preliminary zoning analysis
  • Commence any discussions with Municipality regarding the development

design development phase
  • Establish overall home design expression for the project
  • Coordinate and request proposals from any required consultants
  • Retain any consultants needed by the project at this time, such as Structural and Geo-technical, Environmental, Mechanical, Electrical
  • Coordinate preliminary budget for project based on design intent
  • Preparation of preliminary home design or renovation sketches (plans, sections, elevations, schematics, interior elevations)
  • On-going review of design with the client
  • Coordinate preliminary pricing by contractor in consultation with client
  • Coordinate review of budget as produced by contractor
  contract documents phase
  • Design development and refinement of approved design
  • Ongoing coordination with any retained consultants
  • Coordinate and request proposals from any additional consultants as required
  • Ongoing review of project with the client
  • Production and submission of drawings for Building Permit
  • Application for Building Permit
  • Coordinate budget based on Building Permit drawing submission
  • Production of a set of drawings as required for construction
tender phase
  • Prepare any additional detail drawings as required by general contractor for tender
  • Issue clarifications, additions, or deletions as required by contractor to meet budget targets
contract management phase
  • Review home building or renovation work at intervals appropriate to the stage of construction
  • Evaluate the work as it is completed by contractor
  • Provide any additional design development required to complete project as described in tender documents
